Guaranteed rent every month with no fees or charges
- You will receive a guaranteed market rent for every week that LRG Property leases your property. This means you will not lose the rent normally lost between lettings and are protected from market fluctuations in rent. You will also not have to worry about tenants owing you rent arrears, as we will pay you whether or not they pay us.
- LRG Property manages your property for you but does not charge any commission or management fees; nor is there any set-up cost or cost for our advice in providing schedules of works prior to leasing the property
Market competitive rent
- We will offer you an extremely competitive rent for your property. You’d expect to pay a premium for a hands-free service like ours but in fact you will probably receive similar, if not more rent, than you would from going via a High Street letting agent.
Prompt Rental Payments
- LRG Property will pay you monthly via an automated BACS system direct into your bank account. You will have no utility bills or council tax to pay. We pay all the bills including utilities and council tax and we also provided high-speed broadband for our tenants. The only thing you need to worry about is making sure that there is adequate Buildings Insurance on the property and that the insurance company is aware that the property is being rented.
Property cleaned, maintained and redecorated when necessary
- If the property doesn’t meet the high standards of our clients it will remain empty. We would lose money in that situation but you would still get paid.
A completely hassle-free way to let your property
- Our clients are professionals moving to London to work for the major banks, consultancies, IT firms and government. Once we agree to rent your property from you we immediately go to work to find the most suitable people for the property.
- We maintain the property and carry out most maintenance ourselves. In the case of a major issue (e.g. broken boiler) we will source the parts and tradesman for you and confirm your consent. A major problem can be overcome with a simple email giving us the go ahead. No more calls at midnight, phoning round for quotes, waiting in for the plumber.
- At the end of our tenancy with you we will hand the property back cleaned and in good condition ready for you to either move back in, sell or rent out.
