What condition does the property need to be in?

Our corporate clients require an excellent standard of accommodation for their employees and we only cater for high-end tenants.  However, if your property is not in A1 condition give us a call anyway as our project management team can take responsibility to refurbishing your property to a high specification.  Again, just sit back and relax and, once you’ve given your instructions, we’ll do all the work.

Do you take on any type of property?

Our model works better with larger properties of at least 3 bedrooms but its always worth dropping us a line as we also occasionally need smaller properties.

My property needs some refurbishment; should I do this first?

Its better that you contact us first as we can advise you on the refurbishment and even manage that for you if you like.  We also have access to wholesale sources of materials and furniture so it may save you a bit of money.

Is this an insurance policy?

No. Our service truly provides you with guaranteed rent 52 weeks of the year. Unlike other products on the market, we do not charge any premiums and we do not have any exclusions or clauses that may restrict your ability to actually receive continuous rent. If you are tempted by Guaranteed rent insurance or landlord insurance coverage we encourage you to carefully read all the fine print first.

Are you a letting agent?

No.  We are experienced landlords who have been managing our own properties since 2004.  We became dissatisfied with the service we received from our letting agents so we decided to set up this company to offer an all-inclusive package to landlords who wanted a true fully-managed letting.  We do work with lettings agents, and there are some good ones out there, but finding a genuine hands-off service is difficult.

What kind of tenants will you put in my property?

We work with local companies and organisations such as the local hospital to allocate rooms in the property to professionals working in the area. We take great care in selecting the right kind of tenants because if they stop paying, leave suddenly or damage the property we take the financial hit rather than you.

Is it the same as renting to the council on a fixed term lease?

We work in the corporate lettings market not DSS.  In principle though it is similar in that you get a guaranteed rent for a fixed period and you don’t have to deal with tenants or maintenance in the meantime.  It was actually when we looked into renting one of our properties to the local council that we came up with this idea.  The council put a lot of blocks in our way and acted as if they were doing us a favour taking our property from us.  We’re a lot more flexible and proactive that the local authorities or housing associations and we will work with you to help you get your property ready for corporate let.  We know you are our customer and we will treat you as such.
