We become your tenants, guaranteeing you a fixed monthly rental income regardless of whether the property is empty or not. We manage the property and find the tenants. It is a completely hands-off, passive income for you.
- The first step is for us to give you an estimated quote of the rental income we can pay you for your property. There’s no need for us to visit the property at this stage; we can provide a reasonable estimate based on your description of the property and our knowledge of the local property market. We would carry out this stage over the phone or via email.
- If you are interested in hearing more and receiving an exact quote we would come to the property and carry out an Initial Inspection. Here we take into account the condition and nature of your property to assess whether the property would be suitable for our clients’ requirements and to achieve a market valuation. We would also discuss any work which may be required on the property.
- If your property is suitable we will offer you a fixed monthly sum for an agreed length of lease (which can be anywhere from 1 to 5 years). Sometimes we will ask for some minor works to be carried out but we are well practised in getting everything done and dusted and the money coming in to you as fast as possible.
- We will sign a lease with you which defines our and your responsibilities and legally guarantees your income and the condition to which we will maintain your property.
- We set up a direct debit to pay the monthly rent into your account.
- Sit back and relax! We deal with tenants’ problems and minor maintenance issues and only disturb you in the case of major work required.
- At the end of the tenancy we give you back the keys to the property and return it to you with vacant possession and in great condition.
